…can be thought of as Constructor Consultant. In this delivery system, the construction entity is responsible to the owner for complete oversight and management of a project. Two methods for this process can be utilized. The "Construction Manager as Agent" process allows the CM to provide complete planning, design and construction phase services but not act or hold any actual construction contracts. Public entities require this method. The "Construction Manager as Constructor" provides all CM-as-Agent services in addition to contracting with the CM for construction of the project "at risk".
